Commercial second mortgages have historically been a very rare financing tool reserved for extremely strong borrowers, divided into two general segments.1. Owner occupant property owners with outstanding business finances.2. Large sophisticated commercial real estate developments with minimum loan amounts beginning at $5 million. Typical project size would be $15 million plus.Both of these types of loans have been out of reach for the vast majority of commercial real estate investors and users. Owners have had no reliable or efficient way of accessing their equity without refinancing their current first position loan or taking on the “dreaded” equity partner.A few national lenders have recently started offering fixed rate commercial second loans; much to the industries surprise. This loan structure can dramatically change the illiquidity that so many property owners complain about.The terms of the loan program include fixed periods ranging from 5 -10 years with amortization schedules between 25 -30 years. Loan amounts are small ranging from $50,000 -$500,000 with max Combined Loan to Value of 70 – 75%, among other details. Rates are strong for borrower with excellent credit, yet increase steeply for borrowers with good to decent credit scores. As of this writing, the lowest rate would be 8.15% for a borrower with 720 + credit and a loan amount between $400,000 – $500,000.It is interesting to witness what our clients use the Commercial Second Mortgage for. Among the more creative scenarios include:Use Commercial 2nd Loan Proceeds as Down Payment on New Acquisition.For example, borrower could pull equity out of an existing property and use that capital as the down payment/closing cost on a new commercial property purchase. Essentially maximizing the overall leverage of the property owner’s portfolio and limiting out of pocket cash.The underwriting of the second loan would be off the existing property and would not negatively affect the cash flow and or Debt Coverage Ratio of the property being purchased.Use Commercial 2nd Mortgage as Rehab Capital.Unfortunately commercial rehab loans are as daunting and cumbersome as ground up financing, requiring extensive underwriting and reporting. By tapping the equity in another property via a commercial fixed rate second mortgage the borrower can avoid the “process” of a traditional commercial rehab/construction loan. The borrower in this example would simply receive a lump sum of capital and can spend this money as he sees fit. There are no draws or city permit review/approval.At the end of the project the borrower could refinance the loan of the property being renovated and use those proceeds to pay off the commercial second mortgage with better loan program tied to the rehabbed building.Use Commercial Second Loan as Working Capital for Day to Day Business Activities.Many borrowers do not like the idea of a floating rate line of credit. Many business owners prefer having the security of a fixed rate loan that enables them to better predict/manage their costs of capital. Business owners have virtually no restrictions on the use of loan proceeds. Common uses include, purchasing equipment, launching advertising campaigns, investing in new technology, etc.Whatever the use or intent of the borrower, this new commercial second mortgage provides a solid option and an additional financing tool for commercial property owners.

I once read that NOW is always the toughest time to find the best investment opportunities, and that sometimes it is anything but easy to make money investing. Now is 2015, and once again investment opportunities are out there if we can only find them. Where might we make money investing in 2015, 2016 and beyond?People tend to throw the words “opportunity” and “opportunities” around a lot, especially when they are trying to sell you something (like swamp land or desert properties). For example, “the opportunity of a lifetime” or “one of the best investment opportunities I’ve ever seen”. We all learn sooner or later that real opportunities are the exception; and not the normal occurrence. Let us keep this in mind as we try to find ways to make money investing in 2015, 2016 and beyond.If you have a brokerage account with a discount broker the world of investment opportunities is available to you at a cost of about $10 a trade. In one account you can make money investing by making a bet on stocks, bonds, interest rates, commodities; and in a wide array of markets, both domestic and abroad. Your broker’s website should offer lots of information to sift through, but it won’t tell you where the best investment opportunities will be in 2015, 2016 and beyond.Here’s a good way to look at things: now is always a good time to look for the best investment opportunities, but it may not be an easy time to make money investing. For example, natural gas might look cheap, but it has been going down in price for several years. Interest rates are near all-time lows, but this has also been the case for years. Or, will the big losers be the best investment opportunities for 2015, 2016 and beyond?Here’s a real extreme example from early 2015. The best investment over the last 3-month period was a 3x LEVERAGED INVERSE CRUDE OIL ETF. It went up 285% (in 3 months). What’s that? INVERSE means that as the price of oil FALLS, the share price of this fund goes UP; and 3x LEVERAGED means it is designed to go up 3 times as much (on a percentage basis) as the drop in oil price. This was one of the very best investment opportunities in the months leading up to 2015, because oil prices then started to fall like a rock. But after a gain like that, it’s probably no longer the best investment if you want to make money in 2015 and beyond. This was yesterday’s opportunity.On the other hand, there’s always the possibility that oil prices will rebound strongly in 2015, 2016, or later. If and when this happens, some of the best investment opportunities will likely be found in oil and other energy stocks (or ETFs) that fell in line with the previous drop in oil prices. Timing and anticipation are the keys to finding the best investment opportunities. You can make money investing by jumping on current winners, but the best investment opportunities are often found when a change in price trend begins.

For this, we have to first find out what exactly users type to search an app. Based on a research, it has been found that 47% app users on iOS confirmed that they found the app through the App Store’s search engine and 53% app users on Android confirmed the same.

What have been their search queries? Interestingly, as the per the data provided by the TUNE research, 86% of the top 100 keywords were brands.With little scope for non-branded categories, most of the keywords were either of games of utility apps. Leaving brands aside, if we analyze the user-type of a Non-branded category, we will get two types of users:

And according to that data, in 2017, there were around 2,455 unique search phrases trending in the US.

Now, if we study these data to get information, we will find that name of the app is critical to attract the attention of the users.

If your app belongs to non-branded category, then make sure your app name is similar to the common search queries but also unique in comparison with your competitors. So that when your app name is flashed, they click it on to it, finding it purposeful and compelling both.

Step 2. Installation

Remember your users are on mobile devices has limited resources, from battery to storage and RAM to Internet. Everything is limited. So better create an application that is easy to download or say get downloaded with 5 minutes. One critical advice here:

1. Keep the application file size small.

If you are a developer, use APK Analyser to find out which part of the application is consuming maximum space. You can also reduce classes.dex file and res folder that contains images, raw files, and XML.

Step 3. Onboarding

After the user has successfully downloaded your mobile application, don’t leave anything on assumptions. Guide them properly. This you can do through an onboarding process, where users can learn the key functionality and where to begin with the mobile app. Below are the 3 things you need to keep in your mind when creating an onboarding process for your users.

Short and Crisp: The entire guidance of features and functions should be completed within few seconds, with easy options loud and clear option to skip.

Precise Information: Don’t introduce them to the app. They already know what they have downloaded. The objective to inform about the key functions and features.

Allow Users to Skip: Let the tech-savvy users skip the intro. Your app is to meet their requirement and not to have a friendly session.

Step 4. Purpose and UI
Here, the stage is set for your app and it is the golden chance for you to impress your users. What is needed here is the collaboration between purpose and UI of the app. It totally depends on the problem-solving capability and ease of use of the mobile app. Interface design plays the critical role, allowing the users to access features of the apps easily and quickly to perform the task for what they have downloaded the app. When it comes to interface design, make sure that the design is interactive and task-oriented. Here are some factors that you must take care off while creating mobile app interface:

1. Usability: The Mobile phone is an epitome of convenience and if your users find it difficult to use your app, then there is no way there are going to make the space for it in their mobile phones. From screen size to the color of the app, there are many factors that are equally critical and need attention.

2. Intuitive: To create an intuitive User Interface, you have to read the mind of the users, and develop a model based on that. The next should be precise, clear and ‘obvious’ in an interface.

3. Availability: Key features should be hidden in the drop down menu or even if so, it should be obvious for the user to look into the drop-down. An intricate work of design and research is required to make essential features available for the customers and they don’t need to navigate here and there.
